How the work is done

Three steps for a sound surface

Each maintenance cycle starts with preparing the pavement so the protective layers can bond and perform as intended.

Step one

Surface cleaning

Loose debris, dirt, and oil residue are removed so the surface is ready to accept new treatment and bond properly.

Step two

Hot-pour crack filling

Open cracks are sealed with hot-pour rubberized filler that stops water from reaching the gravel sub-base below.

Step three

Commercial-grade sealcoat

A uniform coat of sealcoat is applied across the surface, restoring a clean, dark finish and a layer of protection from sun and rain.

Why timing matters

Regular maintenance keeps small problems from becoming structural ones

Sealcoating slows oxidation and blocks moisture before it can soften the base. Consistent maintenance cycles extend the working life of the pavement and keep the surface looking clean and uniform.

Sealcoating for driveways and commercial lots

We serve Paulding, Cobb, Cherokee, Floyd, and Polk counties, Atlanta, and surrounding North Georgia communities. Send your location, approximate surface size, and photos when you request a sealcoating estimate.

Does sealcoating repair damaged asphalt?

Sealcoating maintains the surface; it does not fill potholes or rebuild a failed base. Damaged sections may need asphalt repair before treatment.

When can the surface reopen?

Reopening depends on the sealcoat, temperature, humidity, shade, and traffic. We discuss access and curing time for your project rather than promise one drying time for every property. Commercial estimates can also include parking lot striping.

Residential driveway: before and after

These photos show a residential driveway before preparation and after sealcoating. The first view shows pine needles across the existing asphalt; the second shows the coated surface with the entrance blocked off.
